Applied provided mechanical, electrical, plumbing, and fire protection engineering services for Phase 1 of the renovation of this exciting new single-story facility that will provide space for its members to design and deliver cutting edge manufacturing technologies. Phase 1 provided the MEP infrastructure for future prototyping/manufacturing tenants and the complete buildout for one tenant, as well as the light manufacturing space, office space, training rooms, and public restrooms.

The mechanical system consists of three chillers with remote air-cooled condensers to produce chilled water for building cooling, two gas-fired boilers to produce hot water for building heating, associated chilled water pumps, hot water pumps, piping, and controls, and six indoor VAV AHUs. There is also space allocated for more chillers, boilers, and pumps as needed for future growth. In the built-out spaces, ductwork was routed to the VAV terminal boxes equipped with hot water reheat coils. Due to the wintertime relative humidity requirements, gas-fired clean steam humidifiers and manifolds are included at the AHUs.

Plumbing systems include stormwater piping, sanitary waste and vent piping, cold and hot water piping, and natural gas piping. Plumbing equipment includes plumbing fixtures, gas-fired water heaters, and water softeners. There is also an RO water system and a compressed air system, and a fire protection system to provide for a fully sprinklered building.

Electrical systems consist of the utility power 480/277V service entrance, main switchboard, distribution panels and panelboards, and transformers to 208/120V. Interior and exterior lighting and controls were provided. Fire alarm, telecommunications, security, and audiovisual systems or rough-ins were also provided.
